From Workshop To Warmth: Jeff & Anne’s Japandi Garage Conversion In Castro Valley

Jeff, Anne, and Theo had two garages on their Castro Valley property. One—previously Jeff’s woodworking space—became the focus of their conversion project. The other still serves as their parking area, preserving flexibility without sacrificing utility.

When they began exploring the idea of converting a garage, Jeff and Anne did their research. They interviewed multiple construction firms to find the right fit for both design and execution. They visited one of Actualize’s recent JADU projects, spoke directly with the homeowner, and asked thoughtful, well-informed questions before moving forward.

From day one, they were intentional: they wanted a space that would be durable, well-planned, and inviting—not just for themselves but for future renters. Anne guided the aesthetic, drawing inspiration from Japandi design—minimal yet warm, clean yet functional. Jeff, with his precision-oriented mindset, treated the process like a seasoned project lead, staying engaged at every stage. The collaboration was strong from the outset and only deepened with time.

We worked closely together, starting with the permitting process. Jeff’s eagerness to understand every detail, ask insightful questions, and dive into technical aspects created immediate alignment between him and the Actualize team. Our communication styles, values, and attention to detail were perfectly in step.

Every decision was made thoughtfully—from kitchen layout to lighting, bathroom proportions to window placement. At one point, we explored an L-shaped kitchen but ultimately chose a streamlined single-wall layout that better supported flow and openness after virtual and on-site discussions. Jeff took a hands-on role refining the electrical plan, ensuring outlets, switches, and fixtures were intuitively placed.

Anne ensured the space carried the refined warmth she envisioned, while Jeff balanced quality, cost, and long-term performance with a research-driven lens. We discussed their choice to install a Mitsubishi mini-split system for heating and cooling, with Jeff bringing well-reasoned insights after analyzing specs and reviews. This shared commitment to informed, thoughtful decisions made the experience especially rewarding.

The completed studio features a vaulted ceiling, a full-size bathroom, an in-unit washer and dryer, and design choices that elevate comfort and functionality. Before listing on Furnished Finder, Jeff and Anne invited friends and family to stay in the unit to test it—ensuring it lived up to its promise beyond the blueprint. That extra step made all the difference. The studio was occupied in less than two weeks—and in fact, they received multiple applications, conducted a video walkthrough and interview, completed a background check, and signed a lease with their current tenant all within 24 hours of going live!

Originally scoped for six months, the project extended to eight due to a PG&E panel upgrade and meticulous final refinements. Through it all, Jeff and Anne remained patient, transparent, and deeply collaborative.
