While some conversions finish within that timeframe smoothly, others take longer. This isn’t because of delays or inefficiency, but because great spaces are built around people — and people move at a human pace.
A project timeline reflects more than just labor and materials. It encompasses care, collaboration, city processes, and countless decisions made along the way. If your timeline is tight, we’ll strategize with you from the beginning — balancing speed with quality and identifying decisions that might require longer lead times. Quality shouldn’t be rushed, and compromises shouldn’t be made after the fact.
If you’re planning your own conversion, here’s what truly shapes the schedule:
1. PLANNING & DESIGN (4-8 weeks)
Every conversion begins with clarity. This phase includes zoning research, layout planning, and design development. We work closely with clients to align the layout with their budget, code requirements, and goals—whether they’re creating rental income, a home office, or multi-generational living space.
Design decisions matter. Custom layouts, high-end finishes, or specialty items (like folding glass walls or imported cabinetry) can extend this phase—particularly when preferences evolve during the process.
2. PERMITTING (6-12 weeks)
City permitting timelines vary significantly. Some jurisdictions return comments in just 2–3 weeks, while others require multiple rounds of revisions. We submit detailed, code-aligned plans to minimize delays, but some factors remain beyond anyone’s control — particularly when preserving a specific design vision.
Change orders also play a role. When clients request adjustments after submission (such as layout changes or fixture replacements), these typically require resubmittal, extending the timeline.
Also important: Different counties and cities have separate sanitary districts — which often require their own submittals, plan reviews, or approvals. These departments don’t always coordinate with building departments, and delays in sanitary approvals can significantly impact overall permitting timelines.
3. CONSTRUCTION (8-12/+ weeks)
Once permits are approved, construction gets underway—but it’s rarely a straight shot to the finish line. Timelines often shift based on several key factors. Projects with more complex scopes—like vaulted ceilings, rerouted plumbing or electrical, and intricate tile layouts—naturally require more time. Custom materials and finishes can also introduce delays due to longer lead times. Utility upgrades, such as PG&E panel replacements or sewer tie-ins, demand careful coordination and scheduling. And throughout the process, inspections—from city officials, specialty trades, and our own internal team—play a critical role in upholding both quality and safety. Each layer adds time, but also strengthens the integrity of the final build.
A NOTE ABOUT SEASONALITY:
We’ve also learned that after Thanksgiving, progress tends to slow—not from lack of effort, but simply because of the season. The holidays bring travel, shorter city office hours, and stretched crews. It’s a reality we acknowledge upfront. Instead of pushing against it, we plan around it with care and keep communication clear every step of the way.
